What is an adjustable-rate mortgage (ARM)?

An ARM is a mortgage loan that has a rate of interest that can change regularly during the life of the loan. Most ARMs go through change just when annually. Some can have a fixed rate of interest for a defined number of years at the beginning of the loan and then alter every year after that. For example a 3/1 ARM has a fixed rate for the very first 3 years of the loan and then can change once a year after that.

Your loan documents will define how typically your rate can change in addition to the minimum and optimum amount it can change each period and how much it can change over the life of the loan.

When the rate on an ARM modifications, the payment will alter.
